120 Point Inspection On Every Quarterly Visit

Tier 2 & 3 Quarterly Items

Quarter 1 (Spring): The “Exterior & Entry”

• Screens & Windows: Remove, clean, and inspect all window screens. Lubricate window tracks with dry silicone
• Door Hardware: Tighten hinges, lubricate locks, and adjust “strike plates” so doors latch perfectly
• Ceiling Fans: Dust blades and reverse motor direction for summer downdraft

Quarter 2 (Summer): The “Interior Efficiency”

• Dryer Vent Inspection and Cleaning: Clean the dryer duct from the wall to the exterior exit to prevent fire hazards
• All Faucets: Clean and inspect all faucet aerators
• Bathroom Tune-up: Ensure all bathroom fixtures are tight (toilet paper holder, etc.). Ensure bathroom vent fans are clean and operational. Inspect bathroom vent lines.
• Filter Management: Replace all HVAC filters.

Quarter 3 (Fall): The “Thermal Envelope”

• Weatherstripping: Replace worn-out “V-strip” or rubber gaskets on all exterior-facing doors
• Draft Sealing: Install foam gaskets behind electrical outlets on exterior walls (a major source of heat loss)
• Smoke/CO Audit: Detailed testing of every unit. Replace every battery in the house.
• Ceiling Fans: Dust blades and reverse motor direction for winter

Quarter 4 (Winter): The “Deep Safety & Organization”

• Dryer Vent Inspection and Cleaning: Clean the dryer duct from the wall to the exterior exit to prevent fire hazards
• Lighting: Check every bulb in the house; replace burnt-out ones with customer-provided LEDs
• Garage/Storage: Check garage door sensors for alignment and lubricate garage door tracks/rollers
• Filter Management: Replace all HVAC filters

*Discount on additional work does not apply to Capital Improvement Projects/Large Renovations. For example, a full bathroom remodel.

**Monthly Subscription Charges are labor only rates. Materials can either be provided by the homeowner or Thumbs Up Handyman at an additional charge. Monthly subscription rate will not change unless the homeowner switches plans or cancels plan and then re-subscribes.
